Second only to Asia in terms of population growth,   Africa is also the second largest continent   on the globe. Key international organisations name Africa as the place with the potential  for the highest return on direct foreign investment in the world, far exceeding all other region’s.

The Case For Africa
Considered the world’s last investment frontier; all indicators point to the continent’s ability to achieve rapid transformational growth. Investors interested in investing in the offices, hotels, factories and shopping centres so desperately needed, could reap the reward of superior returns. Of course, the right development, property manager and property asset management partner is key.
  • Proven performance
Increasing stability and policy reform have laid a foundation for growth. Sub-Saharan Africa’s economic results have outperformed that of developed markets since 2001 and this trend is forecast to continue to 2015 and beyond.
  • Rapid growth
African economies are diversified and the average forecast growth is robust across all sectors, proving that the continent’s growth acceleration is more than just a resource boom.
  • An exploding consumer market
The continent’s large and growing workforce, combined with rising GDP per capita and increased urbanisation, is fuelling domestic consumption.
African Real estate Opportunities
The difference between the property markets in Africa and those of developed markets is the lack of competition for developments. In Africa, there is insatiable demand, creating an open window for a ‘land grab’. This results in new developments being profitable from inception, and at premium returns to investors. Of course, developing investment properties in Africa is not without challenge – there are obstacles like land assembly, high costs, lack of skills and poor infrastructure to overcome, but therein lies the opportunity.

  • Retail expansion
The trend towards a formal retail environment away from markets and high streets further contributes to the need for new retail developments.
  • Upward trends in African business and leisure tourism
The market is under developed for both business and leisure hotels, as is proven by strong occupancies and high rack rates of the hotels currently on offer in the region.
  • Demand for office space
There are real opportunities to develop new commercial developments in response to a severe shortage of premium grade office property stock in prime areas across Africa, but particularly in countries like Nigeria and Tanzania.

With our excellent track record and one of South Africa’s most respected property investment teams, Liberty Properties is an investment partner who understands Africa.
