User Agreement



1. Definitions


In this User Agreement, the words below have the following meanings assigned to them:
1.1 “we”, “us”, “our” and “Liberty” means Liberty Holdings Limited.
1.2 “website” means the Liberty Properties website (libertyproperties.co.za)
1.3 “you” and “your” means the user of the website.

2. Your consent


Your use of the Liberty Properties website is subject to the conditions set out below. These conditions may change from time to time so please familiarise yourself with this Agreement regularly.

3. Warranties


3.1 You warrant your identity (i.e. you are who you say you are) and that you can prove your identity should we require you to do so.
3.2 Liberty Holdings reserves the right to refuse to provide services to you if we are unable to verify or authenticate any information you provide to us.
3.3 You will keep your login name and password confidential and you will not divulge your login name or password to anyone nor allow others to use them. (Where applicable)
3.4 Any use of the login name and password by any person shall be deemed to be use by you. (Where applicable)
3.5 We will not ask you to disclose your password in an unsolicited phone call or written correspondence. (Where applicable)

4. Full disclosure of all relevant facts


4.1 You guarantee that all information you provided at any time to Liberty Holdings via this website, in writing, or to the staff servicing our call centres, will be true and correct.
4.2 You guarantee that you have fully disclosed all material facts. Any breach of your contractual duties under this Agreement may lead to the contract or any transactions arising from the contract being rendered void.
4.3 Liberty Holdings will need certain personal and financial information from you. It is in your best interest to keep the information up-to-date and accurate.

5. Electronic transactions, communication and records


5.1 You accept the risk of choosing electronic communication as the channel to be utilized by the parties. You authorise Liberty Holdings to act on the information that you send electronically. You further agree that all records will be stored electronically by Liberty Holdings and such electronic record will constitute conclusive proof of the contents of such record, unless you prove otherwise.
5.2 Any email sent to you will be deemed to have been received by you upon dispatch by Liberty Holdings.
5.3 We take all reasonable steps to protect your personal information and maintain confidentiality, including the use of encryption technology. However, we cannot guarantee the security of any information you transmit to us online and you do so at your own risk.

6. What do we do with the information we collect?


6.1 Liberty Holdings is committed to keeping your information confidential. We will use it to personalise your experience, service your policy, and to directly communicate with you.
6.2 We will disclose information when required to do so (1) by any regulatory authority (like the Financial Services Board) and the regulators they appoint for the various financial sectors (2) by any stock exchange and its related clearing house (3) to comply with any regulation passed under the relevant legislation, or any legal process (4) to protect and defend Liberty Holdings' rights and property (including Liberty Holdings' intellectual property).

7. Parties other than Liberty Life also collect information


Some advertisers or websites that have links on our website may collect personal information about you when you access or use their links. Liberty Holdings does not control the collection or use of such information. This document does not apply to these websites and their advertisers.

8. Copyright


This website is the property of Liberty Holdings Limited. The website, the intellectual property and all software are protected by copyright. All rights in the Liberty and Liberty Holdings trademarks, computer code, tools, calculators and devices remain the sole property of Liberty Holdings. Our software or data may not be decompiled, reverse-engineered, or disassembled, or used in any manner whatsoever.

9. Disclaimer


Liberty Holdings' is committed to providing you with the best possible service. However, we are not responsible for:
9.1 Interrupted, delayed or failed transmission, storage or delivery of information due to a power failure, equipment or software malfunction, natural disasters, fire, labour unrest, or any other cause beyond the control of Liberty Holdings.
9.2 Any negligent act or omission by Liberty Holdings.
9.3 Inaccurate or inadequate information obtained from the web site inaccurate information supplied by you.
We are not responsible for any direct or indirect loss or damages that may arise from:
9.4 Any of the events described in this paragraph (no. 2) and the paragraph above (no. 1).
9.5 Your actions or omissions that result in a breach this Agreement.
9.6 Links with other websites over which we cannot control the content of or the products offered on those websites.
9.7 A denial of access to the website should we believe that you are conducting activities that are illegal, abusive, attack the integrity of the site or put Liberty Holdings in disrepute.
9.8 The reliance on the information obtained from this website.

The company originally made its debut as Rapp & Maister Real Estate Limited – a business which invested in properties primarily in Johannesburg’s Central Business District.

The name was changed to Liberty Life Properties in 1989 after a full acquisition of its issued share capital by Liberty Life in 1976. Throughout the decades and its many acquisitions, Liberty Properties continues to be a leader in the South African property industry.

2010
Eastgate’s R610million refurbishment officially opened, including an exciting roof-top piazza extension.
2009
Liberty Properties signed its first deal with a third party organisation outside South Africa within months of new mandate to build a fee earning business and expand the business to the rest of Africa. The deal involves developing a $200 million mixed-use development in Lusaka on behalf of Zambia’s National Pension Scheme Authority. This will be Zambia’s first fully enclosed shopping mall. Sandton City Shopping centre wons the Best Shopping Centre award for the 12th year in the 2009 Leisure Options Best of Johannesburg Readers' Choice Awards.

Greenacres Shopping Centre in Port Elizabeth won a Diamond Arrow Award for the best shopping centre in the Eastern Cape.
2008
Announcement of R1.7 billion investment in the extension and refurbishment of Sandton City Shopping Centre.

A new 10 000m² wing at Alberton City was launched.

Liberty Properties bought 50% of Fountainhead Property Trust Management (this included Centurion Shopping Centre, Westgate Shopping Centre, Blue Route Mall, Kenilworth Centre and N1 City Mall).

Eastgate Shopping Centre won The Star Reader’s Choice Awards 2008 for the Best Shopping Centre.
The remaining 22.07% of Nelson Mandela Square was acquired – to give Liberty Properties 100% ownership.
2007
Following a business restructure, Liberty Properties was renamed Liberty Group Properties (Pty) Ltd. Two new companies - Liberty Property Management (Pty) Ltd and Liberty Property Development (Pty) Ltd were formed and registered.

Construction of new Liberty Life regional office in Century City, Cape Town was completed.
2006
The second phase of the hugely successful Liberty Midlands Mall launched in September.
2005
In June 2005, Liberty Properties acquired Main Street 9 (Pty) Ltd from Standard Bank Staff Retirement Fund. The fund held interest in Sandton City and Nelson Mandela Square.
2004
Liberty Life Properties purchased Liberty Promenade, located in Mitchells Plain, Cape Town.

Sandton Square was renamed Nelson Mandela Square. A huge 6m statue of Nelson Mandela was erected on the Square in his honour.
2003
Construction of the new Liberty Midlands Mall in Pietermaritzburg, KZN was completed.

The remaining 50% share of Greenacres Shopping Centre was purchased, resulting in 100% ownership of the centre.
2000
Liberty Life Properties changed its name to Liberty Life Group Properties.

The Sandton Convention Centre was developed and opened in September.
In the 90's
Refurbishment of Eastgate Shopping Centre began in 1990, followed by the Sandton City refurbishment in 1992.

Rapp & Maister Construction was unbundled in 1995 and subsequently purchased by Grinaker.

Liberty Life Properties acquired Bedford Village in late 1997.
In the 80's
The early 80’s saw a huge scale expansion of Sandton City, including the addition of the Sandton Sun and Twin Towers. It also brought the start of investment in hotels that continued into the 90’s and beyond.

In July 1980 Liberty Life Group became the sole owner of Eastgate.

In 1981 Greenacres Shopping Centre was developed. Alberton City was acquired in June 1985 and Liberty-Sentrum opened its doors for the first time in September 1985. August 1989 saw the name Rapp & Maister change to Liberty Life Properties
In the 70's
Liberty Properties was the first company to introduce the concept of mega shopping centres in South Africa.

With the acquisition of Rapp & Maister Real Estate, Liberty Life also gained Sandton City, which officially opened in October 1973. Eastgate Shopping Centre opened in March 1979. At 86 000m², it was far larger than Sandton City and twice as big as any other shopping centre in South Africa at that time.

The Norwood Pick ‘n Pay Hypermarket was acquired in September 1975, followed by the development of the Durban Pick ‘n Pay Hypermarket in July 1978.

Concurrently, the group continued to build a large number of commercial properties, primarily on Braamfontein Ridge. These include Rennie House (an office building with residential suites on the top floors), and Libridge, which was purpose-built as Liberty Life’s new head office adjacent to the Liberty Life Centre. The existing head office of SA Breweries (now SAB Miller) was acquired shortly thereafter, resulting in Liberty Life owning almost every property on the ridge.

These investments, along with several other buildings, gave Liberty Life Properties responsibility for at least 174 000m² of commercial property in Braamfontein, making it the single biggest landlord in the area. Today, the business is responsible for over 1,367,714m² of gross lettable areas across South Africa.
